How to read this result
- The result estimates what the property could earn after the costs, loan payments and taxes you entered.
- Empty months, repairs, a lower sale price or exchange-rate changes can reduce your return.
- Try less favourable figures before deciding. Confirm local costs and tax assumptions with your advisers.
Calculation details and sources
Cash costs and tax deductions differ. This model deducts municipal tax, then 30% of net annual value and loan interest for the rental-tax illustration. Maintenance, insurance, management and travel still reduce cash flow but are not deducted again for tax.
Enter confirmed gross annual value effects into the rent assumption if deemed rent / vacancy rules differ. Rental tax is estimated at your effective incremental rate, with no cross-head loss relief.
Acquisition costs and renovation affect cash invested; only legally allowable amounts belong in tax cost basis. Loan principal is a cash outflow, not a tax deduction. Check the final loan payoff against annual debt service.
Exit tax uses 12.5% without indexation, applicable surcharge and 4% cess, after a confirmed exemption. STCG, business property, inherited basis, section 50C adjustments and legislative changes are outside this projection.
Annual IRR is shown only for a conventional single-outflow series with non-negative later flows. Otherwise it is withheld because multiple or missing roots can mislead. This is not dated XIRR. Foreign-currency profit uses your annual INR depreciation assumption.
