How to read this result
- The estimated tax on your profit and the amount the buyer withholds are different figures.
- The amount withheld is not necessarily your final tax bill. Your documents and any eligible tax relief can change the result.
- Ask your tax adviser to confirm the figures and the buyer’s withholding instructions before completing the sale.
Calculation details and sources
Long-term means held for more than 24 months. This model uses 12.5% basic LTCG without indexation. The resident-only comparison with the old indexed method is not applied to an NRI.
Use an adviser-confirmed consideration after section 50C and other adjustments. Inherited / gifted assets, development agreements, business property and disputes need a separate review of the tax basis.
For short-term gains, enter the effective incremental slab rate confirmed for your full return. The displayed tax is a scenario, not a full slab calculation.
Confirm section 54 / 54F / 54EC relief conditions, limits, reinvestment timing and deposit requirements before entering an exemption. This tool does not grant one.
For a non-resident seller, do not use the resident 1% property-TDS shortcut. Legacy section 195 corresponds to the applicable non-resident withholding framework in section 393 under the new Act. A lower-deduction certificate or chargeable-sum determination can matter.
CBDT reporting changes for resident buyers purchasing from non-resident sellers commenced on 1 October 2026 and revise Forms 132 and 141, including Schedule E. From 1 October 2026 a resident individual / HUF buyer is exempt from the TAN requirement for the specified NRI property transaction. Other buyer cases need review. These changes do not supply one universal withholding rate, so this calculator still requires an adviser-confirmed base and all-in rate.
Enter the buyer / adviser-confirmed withholding base and all-in rate, including applicable surcharge and cess. The capital gain calculated here is not automatically an authorised withholding base.
